With so much uncertainty currently and in the next few months, I am considering making offers on a few deals in my pipeline at the moment - with corona contingencies.
My question is, is there a downside of getting multiple properties under contract with the goal of only taking some of them down?
Sort of as a hedge but also because it doesn’t seem like there is a lot of risk in doing this? Aka return of earnest money deposit.
Also, if the deals still seem great at the end of due diligence, maybe they can be wholesale'd or JV'd with someone else.
Any blind spots here or things I’m not thinking of?

Hi all thanks for the input. Should preface by saying this is just strictly to delegate a first pass deal review at the top of the funnel.
A lot of valid points here. This analysis is strictly to be used for the purpose of saving time at the beginning of the process to free up more time to see deals in person and build relationships with owners/brokers. Any calculations will be checked after and if there was any next step taken to offer on the property, obviously more in depth underwriting would take place.
I am going forward with 2 VA's from up work this week as a trial. I probably also wouldn't have been comfortable with this if I hadn't seen some incredible results from a few virtual hires this past quarter. I'll update on any findings!

@Evan Polaski - I am referring to a deal being reviewed quickly. In an example where a broker sends a deal and someone can review the numbers/area quickly to see if it’s worth a more in depth underwriting. Thanks for your reply!
