Hey all, a friend of mine is looking to do a house-hack on a 3 unit.  She had a call with quicken loans and they told her on an owner-occupied 4-unit, she had to put 25% down.  I haven't done one of these in a while but I did a 4 unit in 2015 and that was not a requirement.  I put under 10% down.  Curious if anyone has experienced this recently?  Also if you have any lenders who can service a quadplex owner-occupied loan with a lower downpayment (5-10%), please shoot me a PM.  Thanks :)

@Collin Chan you nailed it. Just trying to secure this property with cash (in competitive market) and cash out refi as soon as possible! To Jays point, it sounds like I just need to get on the horn with mortgage brokers correct?

How long do you have to hold a property after you purchase with cash before doing bank refi?  Reason I ask is because I would like to buy a competitive deal with cash and convert it to a bank refi loan as soon as possible after.  Thank you!!!

Thanks all, my first thought solution is creating a debit card for all virtual use and adding funds weekly/bi-weekly.  Still not sure how to account for things like amazon.com purchases where they will likely want to use my Prime login if they do not have their own?
