Way to go CAM! You are truly an inspiration. Glad to hear things are working out for you (and others of us, in this great state). I hope to get to the point that I can do MORE of the remods that I am comfortable with, just not ready to leave the day time job yet.
Being proactive is definitely the way to go. By taking a chance, you set yourself up for success. Congrats again!

As a real estate agent in "remote" Alaska...We always include an expiration date. I notify the sellers AS SOON AS I receive the offer, knowing full well that they will only have a day or two to decide if this is the offer they want to accept. The only exception (at least here) is to ask realtors to hold offers until the listing or selling agent gets back in town from fishing, hunting, snow machining, camping, ets. Realtors really seem to understand this!

Is anyone familiar with the PHP (Professional Housing Provider) certification? I can understand that I would learn a ton of information and would wholeheartedly enjoy the training. Also, I am currently a realtor in remote Alaska, and would like to give up my real estate license. As a PHP, would this allow me to continue tax deductions for passive income? Would this continuing education count towards the "real estate investor" hours that I would need to document if I no longer have a real estate license?
Any thoughts on this subject? I just ran across this certification and have read very little about it thus far.
I currently own 2 rentals, one in Alaska and one in Indiana...

Thanks Ali Boone, I was wondering if someone in this thread would even consider an "umbrella policy" vs forming an LLC. As a new investor, I have been toying with the idea of which one provides the most asset protection.
