Some people will disagree with me on this, but I'd get a professional property manager as soon as possible. It's so difficult to stay on top of landlord-tenant laws. And if you know you're too soft, you'll definitely cost yourself more money than a good property manager. Your time is too valuable to spend it managing property. At 8 or 10% of rents, it's almost a no-brainer.

I've only done one, and I just closed it. But I'm happy to chat about my experience. I used a provider in Chicago area, and they were very good.
I agree that multifamily is a good way to invest in real estate. Are you in a position to house-hack it by buying a small multifamily, live in one unit, and start growing your empire there? If that doesn't work, then turnkey is probably a good option. I just had a good turnkey experience, and I'm happy to PM you if you want the details.
