@Lamont Newsome Hi Lamont! As others have said, taxes, taxes, taxes. I'm currently house hacking a duplex in south jersey and am continuing to look for deals in that part of the state as well. Taxes are a tad lower and so are home values. 

@Mike Dorneman Sounds like that first deal was a home run and really helped you take off. I've looked in PA, but don't know the areas well so am hesitant but as you've proved, the deals are there.  Congrats!

@Justin Fraser Congrats Justin! Great example of hard work paying off. Would love some more details about the deal. I'm also interested in your return on this. As a new investor (one duplex), I'm curious as to how a small piece of a big pie compares to owning a bunch of small pies. What was your original goal, did this deal help you meet that, what's next for you?

I second James post. I regularlly attend those and find them very valuable. I was unable to attend the InvestHer meet up but am keeping my eye out for the next one. I have a duplex in Haddon Township and am looking for another in the general vicinity. Good luck with your search!

@Joe P. Thanks for sharing! I'm looking at two properties, one is a few blocks from that intersection north and the other is more towards Max's Seafood. Unfortunately, I do not have section 8 information. Sorry I couldn't be of further help.

Hi Joe, congrats on the new property! I have duplex in Haddon Township and there weren't any additional inspections/paperwork besides those you mentioned. One extra thing is parking permits, I know that's for the tenants but would be good to pass onto them. 

Where in Gloucester City is the property located? I've been looking in the area for the next multi and am still trying to navigate between the nicer and not so nice areas.

 @Ty Martin - From my stance the answer to this is rather simple. What is the next step that will be easiest given your current situation? I don't know all the details of your situation or your background or the research you've done or the resources you have at your disposal. There is never a right answer to this. Some people's first deal is a condo house hack like yourself...for others it's a 100 unit apartment building. 

Since you already have a plan in place, what others think doesn't seem to be overly relevant, so long as it makes sense to you.

Lauren - Generally speaking the same applies to you. Not saying don't consider the options you have but stop trying to analyze too many options though and take advantage of the first opportunity that makes sense that comes your way. As you grow and scale (to the extent you want to) you'll always have the option to evolve and evaluate new opportunities. First and foremost though put one foot in front of the next.

 James with the solid advice. Now if only I can take it!
