 Curious why you're interested in the areas surrounding Camden City when all the development is happening directly in Camden? All of these companies (and several others like The Michaels Organization, NFI, American Water, Lockheed) already existed in the south jersey area...so there isn't any new job growth causing for Oaklyn/Bellmawr to grow any more than they already were. The hope and the master plan around bringing those companies into downtown is to revitalize the downtown Camden area and bring people back into the city from places like Oaklyn/Bellmawr/Collingswood I'm not trying to say that Oaklyn/Bellmawr are bad places to invest...I just think you may want to reconsider why you're investing in Oaklyn/Bellmawr...or give Camden another look. 

I'm curious to know @Lauren C. thoughts on this topic as well

I have split thoughts on this. Camden City's main goal is to bring people to work AND live in there. They are offering generous incentives to employers to hire residents and are creating other initiatives to support that goal. So, I do agree with James on the idea that the development taking place in Camden will have a greater effect on Camden, and not the surrounding area. 

But on the other hand, a rising tide raises all boats so I'm sure there will be a residual effect on areas like Oaklyn /Bellmawr/Collingswood. Only time will tell.

@Chanh Tran I had a similar problem, low credit score due to high credit card debt from renovations. My lender had me write a dated/signed letter stating that I would use the cash-out funds to pay off the credit card debt before anything else. Perhaps propose that option to your lender.
