@Tyler Fretz Hi Tyler! Welcome to BP. There is definitely a great investor network in South Jersey. There is actually a meet up tomorrow in Cherry Hill that I usually attend but an un able to make it this month. Link is below. 

As @Stephen Kappre mentioned, house hacking is a great way to start investing. That was our first property and still live there today. Happy to talk more about all of the benefits (lower down payment and interest rate/ lower risk/ living for free)

I second @Stephen Kappre's comment. We're here! I don't have any properties in Gloucester County but there are some group members who do who can certainly lead some helpful information. Next meetup is the 19th if you want to take the trip down the turnpike.

I think it also depends what definition people are using for cashflow.  The money left over after deducting expenses from income, OR the amount left over after deducting expenses from income AND setting aside 30% for capex/vacancy/repair/PM.

$200/door after all expenses AND reserves is a decent deal in my book. 

On another note though, I think people should focus more on COC rather than cash per door but that's whole different thread.

I second  @Stephen Kappre 's comment. Strictly cashflow, there are great areas in Gloucester County. But if you want something that's going to appreciate, certain parts in Camden County. All depends what your long term goals are. Now if you're asking if there is a place that cashflows really well, and appreciates, I don't think any of us have found that yet thanks to the high taxes.
