Hi @Yashar E. I definitely agree with you that being involved in the local community gives you insight that others won't have. I've done some deep research in both Gloucester City and Camden City as long term buy and hold markets but I'm not quite ready to commit to those areas. I'm currently investing a few miles over in Haddon Township. I have not heard about this transit line though so perhaps that's something that may sway my decision. 

Interested to learn more about both areas though. What particular neighborhoods to you find most suitable for buy and holds?

@James Denon I hear you on this. I began the cashout-refi process in August with a quoted rate of 4.125 but couldn't close since renovations were delayed so I picked up the process again this month and they shot up to 4.875. (I'm owner occupant) I was shocked at the increase in only a few months.
