Hi @Shayne Hastings I'm a full time wholesaler in south east Michigan and come across many deals in the suburbs surrounding Detroit (not that actual city of Detroit itself).  Although there are good opportunities in small pockets of the city, I don't recommend out of area investors putting their money their, you could end up in a situation like Saul described.  If I were you I'd look into areas that interest you in the suburbs of Detroit and then ask local landlords (not people trying to sell you a property) of their opinion of the areas.  Then find deals that work for your numbers in the good areas and use a good property manager or purchase turn key properties like @Robert Syfert offers.

Hi @Haseeb Awan I'm a full time wholesaler in Metro Detroit.  Although I would say 30% is not common you can definitely come by those properties.  Section 8 properties and the city of Detroit is probably where you are seeing those.  I personally avoid both of those, but I know people that choose that strategy and do it successfully I just personally don't want to deal with it, especially if investing outside your local market.  To give you an idea on some recent numbers I've personally dealt with.  I recently sold a duplex in Roseville which at the sale was renting for $1,250 per month and sold for $66,500.  I also sold my own personal duplex in Kalamazoo (west side of Michigan) for $59,000 that was renting for $1,425 per month and a bungalow sale pending that is rented for $835 a month for $30,000.  I think the best thing is to speak with other landlords in the market you're interested in and they will tell you their opinions on certain areas.  If there's anything else I can do to help, let me know.
