Welcome @Account Closed Detroit / Southeast Michigan is filled with good and bad areas (just like about any other place).  You can find projects where you're all in, in a decent neighborhood for less thank 100k (in cities like Warren and Redford for example) and you can deal with higher end properties or complete tear downs (because the land is so valuable you'd rather build a bigger house to replace the original) in areas like (Royal Oak or Birmingham). 

I think the big draw to out of state investors (or those in Michigan for that matter) is low purchase price, like Jeff Hill was able to get in with his first property in Detroit.  The great thing is, although there are the dirt cheap properties you hear about in the rough areas, there are also million dollar properties and everything in between.

I just sold one of my rentals, that is a duplex to an investor and now friend in Colorado for $59,000 that rents for $1,245 a month.  Many states it would be hard to find a property with a price that low or rents that are 2% or more of the purchase price.  Feel free to reach out whenever if there's any other questions you may have or anything else I can do to help!

Hi @Sergio Ali I'm a full time wholesaler in Metro Detroit.  I typically stay out of the city of Detroit.  There are some good pockets within the city, but there are a lot of great opportunities in the surrounding communities like Warren, Redford, Roseville, Ferndale and Madison Heights.  Then there are higher end areas like Troy, Birmingham, West Bloomfield and Northville.  Feel free to message me at any time if there's anything I can do to help.
