Hi @Trey Gartner It's been a year since this post. Wondering how it's going, if you decided to go for the FHA low down and live in one of the units while fixing up the property? I am in escrow, unfortunately can not live in a unit. Wondering if your loan was enough to help pay for renovations. Hope all is well!

Hi WI investors,
I am considering to invest in Wisconsin (perhaps GreenBay area). We are out of state investors looking for small multis to BRRR. My dear college friend has recommended to narrow my search in the waterfront and Lambeau areas(?), although I know she co-owned a restaurant along the river I'm not sure if these areas are good for residential?

Other areas I'm considering are De Pere and Howard. Wondering if locals are counting on the new FoxConn deal (Mount Pleasant) and if perhaps investing in those areas (18K new jobs) would be good: https://www.jsonline.com/story/news/2017/07/26/sco...
I'm reading about a lot about the growing pains, but see recently that Racine has agreed to increase infrastructure (water) for the Foxconn development https://www.jsonline.com/story/money/business/2018... It sounds like the development is making progress, but wondering if others here have insight and opinions on this topic of growth in the area.
Here's the 2010 post on why Apple won't invest in the U.S. - one concern was the supply chain, which Steve Jobs once mentioned that U.S. would have a difficult time investing with that sort of infrastructure that China has to support the product: https://www.forbes.com/sites/forbesleadershipforum...

Congratulations @Ben Ertl on your first investment! Which area did you decided to buy? Did you buy a duplex or a single family? I'm sure your future wife will appreciate the A class neighborhood (better way to start the relationship! No one appreciates waking up to neighbors yelling at a game...well, within reason, I guess!) When's the big date? I like that you're being a rebel with her in the other duplex! :^) Very cute!
Can you or others here in Green Bay tell me which map to use for crime research? I've just been using Trulia and for rental prices been using HotPads and Rentometer. I'm looking into buying small multis, but not sure if there are many in GB in nice areas. I think working class areas are fine (C neighborhoods), but not rough D class.

I'm also a new investor, buying a duplex in a C class area. I've been joining various social network community pages in the property's neighborhood to get a feel of what the resident concerns are so that I can renovate accordingly (to add value) and it's been helpful since I'm an out of state investor and I've been fortunate to have already started making friends with locals. I noticed the crime in that particular area is related to auto vandalism/theft, therefore I'm thinking perhaps running electricity to the detached garage to have an electric garage door and motion detector flood lights might add to the appeal as a renter for safety (I'm a woman and during college we had peeping toms and weirdo loitering around garages/parking.) I'm thinking perhaps even if it's a C class neighborhood, not only thinking of renovating the units is good to attract better tenants, but protecting possessions/creating extra storage space might be a benefit? I was reading that baby boomers are downsizing, wanting to live near activity centers, but extra space might be a problem, so maybe creating storage lockers and charging extra (or in addition to rent) might be an added value for C neighborhoods?

@Bruce Lee Infosys & Salesforce (and their acquisition companies) are great will for Indianapolis and let's hope to see more corporations come out and bring much needed revenue. (I see Ikea went to Fishers instead of Indy, which is surprising since Indianapolis would have been more centrally located for all of Indiana, and brings great revenue/tax dollars to the communities it lands.) @Clay Sellers and if the hyperloop connects with Chicago making us a 'bedroom community', wow, then I guess Fishers IKEA makes sense.
