Welcome @Hunter Cone! It's awesome to see someone your age interested in and pursuing financial freedom! For starters, I think @Scott Trench's Set For Life is a quick and fantastic read for someone your age to help with the mindset of making some financially responsible decisions early!
David Greene's "Long-Distance Real Estate Investing" might be a worthwhile read regarding your comment about moving around every couple years.
If you do join the Air Force, there are a couple platforms that focus specifically on military investors to include @David Pere's From Military to Millionaire as well as Active Duty Passive Income (both have podcasts).
I've personally been in the military for about 19 years and currently stationed in England. My brother (who is a business partner) manages about 60% of our properties while we have a property manager for those properties outside of his geographic area.
There are a lot of great books and podcasts, but hopefully that will give you a couple ideas to get started.

@Terence Street Welcome to BP! There are a ton of resources here and on the podcasts and great to see more military joining. While you're in your education phase and when you're ready to take action, I'd encourage you to add a couple other resources to your list as well that are tailored to military. A couple include @David Pere's From Military to Millionaire as well as Markian Sich's Active Duty Passive Income.

@Alex Liccione I'm currently stationed overseas as well, so congrats on looking to overcome that barrier vice using it as an excuse. As far as turnkey REI, I'm also friends with the owners of the company that @David Pere referenced and if that is the route you choose to get started, you won't be disappointed with them! They are a very honest company helping a ton of military members!

@David Pere I couldn't agree more. While I have bought a house at a PCS station (and fortunately came out pretty well when I sold it), after 19 years active duty, all of my buy and hold real estate investments (~14) are in Missouri also. Looking back, I wish I had done more earlier. But it is certainly essential that you understand running the numbers and that buying a "house" isn't in and of itself investing.

@John Burke First of all, @David Pere has a lot of good material, so check out the article he has for you. Second, I am active duty military and currently stationed overseas and continue to invest. While some of those investments were prior to moving overseas, some of them have been since I have left. That said, while most of my investments before moving were buy and hold, some of them since I have left have been private lending, etc. Let me know if you want to discuss sometime.

@Jared Ebert The HOA fees are certainly a consideration and does impact cash flow. Like any property though, all of the numbers have to be accounted for and if the numbers work out, they work out.
With our particular HOA, the HOA is responsible for any exterior (roof, siding, etc). We had a hail storm years ago that did significant damage, and that was covered under the HOA's insurance. Of course, HOA expenses do impact future HOA fees, but some of those large expenses are minimized as shared costs.
To be clear, I'm not advocating for HOAs. I purchased it as a primary residence, and it has worked out as an investment. You just have to ensure that you calculate the associated cost or savings that a HOA can provide when analyzing numbers just like any other investment.
