@Jared Ebert I have one property (a 3br 2ba condo) in Columbia, MO. I actually purchased it as a primary residence in 2004. However, I've rented it out since I left in early 2008. It is in a HOA that doesn't allow undergrads, so most of my tenants have been young professionals. There have been been four different tenants in the last 12-13 years, but it is rented for the same amount as other properties in the community and has been vacant for less than two months in that time.

Welcome @Dylan Lein! Great to see the increasing number of active duty and veterans taking advantage of this resource and community. I saw that you flew unmanned aircraft while in the Army.... I have more experience over the past few years in countering them! ..but "unmanned" always catches my eye.

Welcome @Benjamin Behlmann! As you know if you've been following, there are a ton of great resources here on BP. There are a lot of active duty and vets as well both on here and in some other military focused groups. We've all made mistakes and had setbacks, so congrats on having the mindset to overcome that and turn the tide!

@Craig Story I am in the military as well (currently stationed in England) and many of my current investments are in rural Missouri. In those rural communities that I invest in there is a high demand for rentals, however the rents are significantly less than suburban areas, so we know that there are specific types of properties and price ranges that are likely to be profitable. As @Jaron Walling mentioned, it's important to do the analysis to ensure it cash flows. I will highlight that having a team in rural areas (depending on how rural) can be challenging. I benefit from some partners living close to our properties, however property management, contractors, etc can be more challenging to come by in rural areas so look into property management or available contractors in making your decision.

@David Pere All of the properties are in Northeast Missouri including Columbia and Kirksville and in some rural areas between there and the Mississippi River. I'll drop you a message so we can set up a time to chat!
