@Susan O. I totally agree! We all have to become politically aware and active to protect not only our own personal interests but for all small business & property owners throughout the state. I attended a meeting a week or so ago and was amazed (and somewhat appalled) at the number of tenants and tenant rights groups that were there voicing their "entitlement" theories/feelings. I feel so strongly about these issue that I won't go into detail or on a personal rant here...
I do hope more California investors & rental property owners will become aware of the current "attack" on their business/livelihood.

@Andrew Muff I was under the impression, if the AirBnB rental is for greater than 7 consecutive days Oakland does allow it to be rented for "Permanent Residential Activities", correct? Perhaps these changes were part of the new State legislation effective 1/2017.

More California cities will be dealing with rent control along with stricter rent controls in cities like Oakland that already have it if AB 1506 is successful as it's currently written...its really sad too because repealing Costa Hawkins and/or Ellis Act (separate bill that I can't recall # off top of my head) is not going to solve the lack of affordable rental housing or the growing homeless crisis...IMHO. @Nathan Bhat cap rates in the BA vary depending on the specific city/neighborhood. As an example, a client is currently looking for 2-4 units in NOBE (North Oakland/Berkeley-highly desirable) to O/O w/5+% cap but everything we've seen has been low like 3-4's. Whereas another client has an off-market 4plex w/6% cap. :-)

@Ricky Jarrell, @Curtis Harvey is correct. I found this out when I moved back from Dallas, TX. I'd also recommend checking in with investors/lenders in your area. Dallas/Houston may be similar but someone in those areas would know best. Best of luck.
