@Paul Winka, Hi and Welcome to BP. You've come to the right place and will learn a lot here.
I'm retired from the U.S. Navy and invest in FL. I don't live in FL, am from there and but now live in Italy. Like @William Allen stated quite nicely FL has some very good investor areas, no state taxes, landlord friendly laws, etc.
When I was in the Navy was stationed there in Pensacola 16 years ago bought a home and have rented it out to military members ever since. This home has never been vacant more than a month and is now some extra money every month, NICE!!
I'm sure there are a ton of other places that meet your criteria so find a place you'd like to live and if you have to you can invest long distance like I do and have the best of both worlds. Somewhere you love to live and investment properties elsewhere.

@David F. just to let you know I too invest long distance. I'm retired from the U.S. Navy and now live in Italy. I invest in FL because that's where I'm originally from. At least your there in the states, but long distance is long distance whether that be 2 hours away or across the Atlantic Ocean most is done with internet, email, and phone calls. You can't let that hold you back.

@David F. Don't get discouraged. Your a newbie now, but if you stay with it before you know it you will be the one helping other newbies in the future. Remember EVERYONE begins as a Newbie. It those that have the courage to get back up when they are knocked down who do/become someone in RE.

@Jelani Tate if I may recommend Brandon's book on "Low and No Money Down" has a wealth of information and well as creative strategies how one can do this. Also, you can get out some of the podcast here on BP that cover that same topic. Lastly, private and hard money are cover above as well as seller financing, but you can also consider partnering with someone and coming out less than 20%.

@Jay Grabbe Welcome to BP. I'm in a similar boat as you bought SFR and now looking to try a turnkey property. I retired Navy and now live in Italy so buying SFR and going through the whole process from here wasn't super difficult. Though Turnkey does sound very inviting not having to go through getting insurance, loan, appraisal, and on and on. Right now I'm trying to look at where the best turnkey to invest in would be. If you get any good info leads or info please pass my way.
