@Jonathan Roach Hi Jonathan, welcome. I was in the same boat as you somewhat in that I moved to keep my home and rented it out and now am looking into purchasing more real estate property specifically multi-homes. I'm also looking at college property but instead in Tampa by USF.  Good luck and you're smart into looking at college with your son as one of the tenants this way if you plan it right your son can live rent free. Nice

@Michael Garrison welcome to BP. This is an awesome community where you can find all the help you need in basically anything having to do with Real Estate investing.

I myself am from Tampa, FL and live in Italy. I invest in Tampa and Pensacola. I'm always
looking for properties with 20% equity from the get go as well as a B or C neighborhood. If you have anything in mind please shoot my way. I always pass on finders fee to have a win-win for everyone.

If I can help in any way please don't hesitate to ask.

Hi BP,

I have a SFH in Pensacola, FL that I'm getting ready to close on and need a good Property Manager. A good PM seems very hard to come by.

Please let me know if you are one in the area or who you can refer that is

reliable.

Thank you,

Miguel

@Linval T.

Thank you for your reply. I too am an out of state investor. I live in Italy and invest in FL because I from Tampa.

I have a property manager that manages my property and am looking at investing in more property. I just wanted to make sure I wasn't throwing money away and make sure it was feasible.

Here another question for you, which plan should I go for a basic plan or premium that includes central vac sys, duct work, electrical, heating plumbing,

plumbing stoppages, and water heater? The plan I have is with First American.

Thanks again

Hi BP members,

I have a question in regards to the investment property and having insurance and warranties on them?  I have the normal insurance policy on my investment property as well as a basic warranty policy on the property that covers items like frig, stove, dishwasher, etc.

This investment home is 15 years old and the only thing that has been replaced is the A/C unit. So here's my question, is the home warranty at $45 per month a good investment?
