@Jonathan Roach Hi Jonathan, welcome. I was in the same boat as you somewhat in that I moved to keep my home and rented it out and now am looking into purchasing more real estate property specifically multi-homes. I'm also looking at college property but instead in Tampa by USF. Good luck and you're smart into looking at college with your son as one of the tenants this way if you plan it right your son can live rent free. Nice

I am just starting out and have just purchased my first SFH, which closed yesterday and at present am working on a second SFH. Thank you for your reply. I too am an out of state investor. I live in Italy and invest in FL because I from Tampa.
I have a property manager that manages my property and am looking at investing in more property. I just wanted to make sure I wasn't throwing money away and make sure it was feasible.
Here another question for you, which plan should I go for a basic plan or premium that includes central vac sys, duct work, electrical, heating plumbing,
plumbing stoppages, and water heater? The plan I have is with First American.

Hi BP members,
I have a question in regards to the investment property and having insurance and warranties on them? I have the normal insurance policy on my investment property as well as a basic warranty policy on the property that covers items like frig, stove, dishwasher, etc.
This investment home is 15 years old and the only thing that has been replaced is the A/C unit. So here's my question, is the home warranty at $45 per month a good investment?
