If not a same day turn-over, I always offer my guests a: "No Charge Early Check-in".  I spin it like they're getting something extra.

The Inspector gave you the numbers.  So what did he say, based on his experience, that those numbers mean and how bad are they?

I don't have an answer to your quest, but those are pretty amazing numbers!  

A property purchased for only $24K that needs only $40-45K for rehab to generate an ARV of "a comfortable $200k"!!

Wow!  I want to be in your world!

 I agree with John: it's all about perspective.  BUT if your perspective is an 80% drop, it hurts!
