@Jesse Smith, I'm an agent, and I answer real estate questions any time my friends or family ask. Why? Because I have the information, not all agents are created equal, and I want my friends and family to have this information, too.
Some use me to buy, some don't. I don't ask why, I just assume they don't want me to know their finances. Also, like someone mentioned, if the deal goes south, I don't want friendship wrapped up inside it.

Breakout sessions are open to all. There is a party on Sunday night that needed an RSVP, but is now sold out. There is a waitlist for the party, though.

Be careful with Paypal. Your tenant can request a refund from Paypal, and they almost always side with the payor, not the payee. Venmo does not have this issue, they simply instruct you to request a refund from the person you paid.

This scenario sets off a lot of red flags to me. First, I don't agree with locking them out. I'm not familiar with TX law, but everything I've ever read says this is against the law. @Greg H.?
Your PM sounds like they're trying to hide this from you. While I agree that the late fee from month one should be applied from the payment for month two before the remainder is applied to the rent for month two, this should be more accurately conveyed to the tenant. But your PM hiding the fact that they're collecting late rent is shady.

@Jake Lord, when will title come back? There's a chance that title will be clouded, and you could walk away from that and still get your EM back.
For future deals, Keep an eye on those deadlines, and ask for extensions rather than run them out.

@Robin Gravlin, I have no personal experience with turnkey providers, but you're absolutely right to be asking questions.
Once you get some recommendations, make sure to google their name + scam, their name + ripoff, and their name + lawsuit. While one person saying a provider is a scam isn't necessarily true, hundreds of people making this same declaration is something to pay attention to.
