There is enough money to be made in real estate by conducting yourself with integrity and honor. It takes a lifetime to grow your reputation, and one wrong move can shatter it forever. 

Yes it is illegal to use a fake POF. Find a moral compass and follow it. You knew it was illegal when you asked this question.

There seems to be a bit of hostility here from the contractors, and this was really just a question so I could better understand and more easily work with contractors.

This question was for a first-time encounter with a new contractor not recommended to me by anyone I know.

I am happy to give weekly checks for progress, purchase all materials upfront including all the fittings, nails, caulk, and whatever else the contractor chooses. But it's difficult for me to just hand over money to someone I've never met, when I have so many friends (and have read so many stories here) who have been ripped off by contractors.

How can I protect myself? I know I'll pay my bills - just like you honest contractors know you won't run off with my money. But how can we work together if neither of us trusts the other?

Would you take an escrow account with a deposit? I'm trying to find a solution that is fair to everyone.

We're DIY out of necessity. It's difficult to find a contractor who can do as good a job as we can, for the same or similar amount of money.

Drywall finishing is an art, and I hire that out all day long. 

Roofing just plain sucks.

I tried to hang gutters. That is a job worth whatever they charge. 3 ruined pieces of gutter, siliconed together (not straight) and a sliced thumb requiring stitches, and I was done.

Concrete flatwork is another art.

But I can paint, install flooring, do finish carpentry, install kitchens and baths, electrical work, plumbing if it's sharkbite or pex, and lay tile at least as well as any contractor. On MY schedule and my terms. So if I can't find someone to do it at a reasonable price, or within a reasonable timeframe, I do it myself. I consider this flexibility to be beneficial to me. And yes, it's not scalable. I'm OK with that. I'm not looking to 10X my holdings. I'm doing fine.

@Jay Hinrichs, you replied while I was typing my response. How does Texas define wholesaling? I thought brokering real estate was illegal in all 50 states. (It's been a while since I took my licensee coursework though.)

@Jalen Chanthaboury, brokering real estate (taking a house that you do not own and finding a buyer for a fee) is not legal in all 50 states plus Washington DC.

Selling FSBO is not at issue here - no one can prevent you from selling something you own, by yourself. There would be all sorts of anti-trust lawsuits around if this were the case.

Getting a property under contract and then shopping that contract around is what's at play.

Someone mentioned Equitable Interest. Equitable Interest occurs when you get a property under contract WITH THE ABILITY TO CLOSE ON SAID CONTRACT.

If you have the ability to close, feel free to shop that contract around and close on it yourself if you can't find a buyer.
