@Brian Orr - Conference Veteran tips:
1. Have an elevator pitch. Are you buying? Selling? Looking for funding? Looking to do the funding? Know what you want to get out of the conference, and be able to concisely share that with other attendees.
2. Be prepared to talk. Not too much, not too little, but you're there to network just as much as to learn from our speakers. Shy? A GREAT ice breaker is "What type of investing do you do?"
3. Be prepared to take notes. Bring a computer, use your phone, or even just a pen and paper.

There is no way around this, short of changing jobs to a new location more than 50 miles away. Maybe even 100 miles.
It is the price you pay to get such a low down payment.
And just so you know (not accusing you of anything) to lie on the mortgage documents and say you will owner occupy for 12 months when you do not, is considered mortgage fraud, punishable by up to 5 years in prison. That' DEFINITELY not worth it to me.

@William Glass and @Pasquale Zingarella (and anyone else) we are overhauling our calculators later this year, and I have shared this suggestion with our developers. Thanks so much!

@Charlie MacPherson, I think all states have that language written into the inspector contract.

Hi @Paul Evert. You should still be able to access the calculator analyses - but perhaps you had a different account? I don't see this account being Pro in the past.

Even I can't vote more than once for @Mike Cumbie's post but I sure want to.
While I ABSOLUTELY want you to convey the actual state of the home to my buyers, I do not want you to gloss over anything just so the house closes.
On the flip side, you inspectors have a knack for making the house sound like it's about to fall down. "The furnace is 8 years old, furnaces last between 10-15 years so this is nearing the end of its useful life. Recommend inspection by a qualified HVAC technician..."

I'd go one step further and say the other side has the right to the entire EM deposit, as you did not get an extension. They were under no obligation to extend the contract past the original date.
I would need more information about the way your agent handled this, but I'd be furious if my agent allowed my closing deadline to pass without informing me I should cancel the contract if I cannot get an extension.
I am an agent (NOT soliciting) and I put all my contract dates in my calendar PLUS one day before, so we can make sure we're hitting them all and not losing our earnest money.
