@Becca Collins, Ashley isn't suggesting that Erin call CPS for the eviction, she's suggesting Erin call CPS if she feels the children are in danger from the hoarding going on in the home. 

Hoarders, those tv-show level hoarders, can be putting their children in dangerous situations if the home is so unclean or so filled with things that the children are unsafe. That's why Ashley is suggesting CPS.

Thanks for the comments. Sorry, they have currently accepted someone else's offer that was made verbally. That guy hasn't given a written offer, and his deadline was Monday.

I am considering a very unique property in Wisconsin. It is an off market deal, and the current verbally accepted offer has not put it in writing.

I want to get my offer in writing, so she doesn't start marketing it to anyone else.

Is a Letter of Intent enough, or does it need to be a formal offer? I'm not even sure how to find the legal description of the property... Where are my Wisconsin peeps?

I am traveling this week and next. I was working in a hotel room yesterday (wow, that sounds bad) and checkout was noon. I ended up leaving at 12:06, not a huge deal, but I can see people still in the room at 12:15, 12:45 or even 2:00. Not cool.

As a vacation renter, I try really hard to be on time with my departure, because that isn't a hotel, they don't have extra rooms, etc. 

We've got a stay coming up at an AirBnB, and just received this note:

Checking out: 10 AM - Our cleaners often come right at 10:00 am, so please be timely with your check-out. We appreciate it!

How do you convey your checkout time with your short term renters? Does it work, did you have issues prior to implementing this language?

I am here to share the laws, because I would hate for someone who just doesn't know they are required to make reasonable accommodations to get in trouble simply because they were unaware.

I know that many ESA animals are not actual ESAs. It frustrates me because there ARE legitimate needs, and people who just don't want to pay the pet fee, or want to be able to have their animals in no-pet properties are abusing the system. Hey, I missed the  trolling but see that my name was mentioned by someone that has been removed from the site and all their posts too.

What did they do to get kicked off? How did they mention me? Is there a way to still see the removed comments? How often does that happen?

There are rules surrounding posting on BiggerPockets. You can view them at www.biggerpockets.com/rules. Posts are removed if they violate our rules. The posts that have been removed from this discussion were vile. And no, there is no way to view them. 

The person posting these vile comments had his account deactivated due to the nature of the comments. 

You are welcome to share your thoughts, even if they disagree with others, so long as you do so respectfully. Personal attacks, trolling, and political statements supporting either side of the aisle are not tolerated on this site.

Thanks again for taking time to share and teach.

 But, I have to admit that now I am even more curious as to what sort of vile thing was said to or about me. 

Yeah, I like the BP rules and it is shame people jump right to nasty vile stuff online. Especially at business oriented blog like this.  I personally would rather know what sick things people think or say, so I deal with them head on and/or avoid them myself, but, it's nice to see such an active group of moderators and people maintaining a high standard.
