Hi Nate!

And welcome to BP! It's a wonderful community. Like I recommend to all new investors here, put up a profile picture so people can get to know you a little bit better. And set up your keyword alerts to "Jacksonville" to find more opportunities in your area.

@Gino Barbaro Thanks for explaining. I think it's important to set up systems to avoid getting caught up in the shiny object syndrome. That way, when you get back into looking at deals, your business will be spearheaded and you'll have less to worry about. I'll do that.

@Brian Garrett It sounds like you got yourself a great realtor, but not a great deal.

Don't worry about passing up on it, if the opportunity you got at home is better.

@Jonathan Farber I highly recommend listening to the BP Podcast Show 56. When interviewing Ankit Duggal they talk a lot about the pro's and con's of using family money for investing.

@Brian Joseph I understand. Have you considered doing seller financing for the downpayment? Or perhaps partnering up with someone who has the downpayment?

@William Stewart I think what Jeff is asking you is: can you be more specific? What is your desired cash on cash return? And what type of neighborhood do you wish to invest in? It's common to differenciate between A to D class neighborhoods (and buildings), in which A is the best and D is the worst. Google the terms if you'd like a more detailed explanation.

@Lauren Reed Welcome to BP Lauren! Have you analyzed any deals you would like to flip? And can you give us an example so we can better help you?
