I would consider looking at a FHA loan while doing a househack. It's a great way to start your real estate investing career. If you don't have enough for the downpayment you can also look at seller financing.

@Brian Joseph Welcome to BP! Have you considered multifamily apartment complexes? I recommend looking into every different strategy before you begin. It's easy to get caught up in the SFR game when you're just starting out. It took me about a year before I realized I could do multi's.

1) Have you considered turnkey providers? They sometimes have a portfolio of properties not listed on the MLS.
2) There are many cities with good cashflow in the Midwest, but what is your long term strategy? Financial freedom?

@Aaron Jones Woody Allen once said "80 percent of life is showing up". I would begin joining local meetups such as RIAs in your area (you google them), BP meetups and setting your keyword alerts up right here on BP so you can partake in conversations which will connect you to people you want to meet. The most important thing is to be patient and show up and attend. I also recommend you to fill out your BP profile and include a picture in your profile.

@Aaron Jones Welcome to BP! The aquistion path will often manifest itself in the shape of business partners. I would spend some time around BP networking to learn of the many other opportunities which are out there for you. I recognize myself in you, because my plan also used to be based on me alone. I thought I had to figure it all out myself. Now that I've spent a couple of years on BP I've met actual business partners who've presented me with much bigger opportunities, than the ones I had in mind to begin with.
If you get to know more people here or around the real estate community I second Matt Engle's advice: consider syndication.
