@Flora Talmazan Welcome to BP! I would also consider investing with a trusted business partner who could be your boots on the ground. Many long distance investors find themselves in trouble ans have no one to turn to when things go south, so having a partner doesn't hurt.

@Jeff Moore That's exciting! What does PP stand for? Also, do your costs include fixed costs such as holding cost, insurance, realtors commissions and the likes?

@Justin Frye There are plenty of good books out there. The question is: where are you in your investor life cycle now? In other words; what are your goals and why? Advice is closely linked with timing.

Here are some great books to figure that out:

- The ONE Thing

- The Millionaire Real Estate Investor

- The 10X rule

Find which book/books have the most appeal to you now and see which you can get back to later in life. :)

I'm sure find plenty of wholesalers here who have already done what you want to do. Be sure to check out the podcasts too. My favorite wholesaler podcast was # 116 with Nasar Elarabi. A lot of great knowledge and laughs in that one.

@Michelle E. Ok, nice. Unfortunately I know little of the military bases located in Hawaii. 

If you decide on being in the proximity of Honolulu you should have many alternatives. Be sure to check out crime stats in the area you wanna buy in
