@Sean Walton Thanks for clearing that up. Is it more common that there is a listing price on properties on Trulia and similiar ones such aa Zillow?

Hi!

This may be an obvious question for you BP veterans, but are property prices on Trulia correct? Or are they the leftovers from MLS listings where the real deals are to be found? In other words is the listing price on Trulia a mere wish from the owner which you can bid over or under? I gotta ask since I'm from Europe, where things are done differently.

FYI I have been looking in the Fort Lauderdale area for a cheap SFR rental under 100 k.

I'm curious: is the property located far away from your hometown? If it's far away, how long does it take you to drive? And did you take that into consideration when you bought it?

I work with interior designing, mainly focused on kitchens, bathrooms and wardrobes. It's quite interesting, as project managers often visit us when they need a new kitchen or bathroom, only to find they should have began planning the kitchen and the interior before they installed the windows in the house. Sometimes windows and the exterior design can negatively affect the kitchen layout, as windows can be placed lower than the countertop level.

The idea is to shift towards engineering within a couple of years to work with real estate construction or development.

@Amy Ranae There are many ways to calc one's limit.

I would go with J Scotts method by estimating your fixed costs (including holding costs), your repair costs and your desired profit. Add them together and deduct them from the listing price to see how high your maximum offer can be.
