@Yannick Dos Santos Welcome to BP Yannick! It's a great community with real opportunities.

Here's the first thing I recommend you do: pick a place. Having been down the road you're currently on I highly recommend just selecting a city/place and sticking to it. If not, you're gonna be stuck researching everything on the surface, lost in macro economic reports and blog articles listing "the 10 best neighborhoods in X". Me and my boyfriend have selected Jacksonville to begin somewhere, and it made a huge difference. Now we are finally able to analyze the neighborhoods, see properties and get in touch with actual investors/companies/realtors in the area.

Secondly, I would make sure that you are set up and ready to go, practically speaking. Many require a US bank account set up to wire the correct dollar amount when closing, so I'd look into that.

@Larry Fried Wow, they flew you out to visit? That's great! I doubt they'll do the same for me, as I live in Norway currently ;) Me and my boyfriend have booked flight tickets for Jacksonville in May and look forward to having a look around with the help of realtors and turnkey-providers.

@Daniel Kim Welcome to BP. I'm also an out-of-state (even out of country) investor considering Jacksonville.

Have you visited the area? Me and my boyfriend are traveling there in May to visit with the help of local realtors. And are you looking at multi's or single family unit?

@Michael Abernathy Good work on finding the properties. I would knock on their doors introduce myself. It would give you the hands om experience of having talked to distressed home owners. Not only does it teach you something about these types of owners, but it will also teach you something about your own persistence at this game.

What I'm curious about is why begin with so expensive SFRs? Isn't there an area near Jacksonville where you easily could do a BRRRR slightly cheaper? Just from what I've seen on Trulia/Zillow there are many SFRs listed below 100 k.

Another question I have about these deals is: what do you want a rental to earn you in terms of cashflow per month? And can you get it anywhere else that is still close by. I usually find it helpful to work my way backwards from that.

Sometimes it's best to begin with something cheaper, just to get your feet wet.

@John Thedford Thanks for clearing that up. Is there a particular way of going about acquiring such assistance? I assume you need some proof of late or no payment of rent.

@Kim Meredith Hampton What is a professional process server? I gotta ask since I'm living a abroad and considering going to Florida (Orlando or Fort Lauderdale) to do buy-and-hold.

To gain the ability to own my own life, in other words decide what my time is spent on. As an employee I won't have the same privelidge. And when I get to choose I'd like to spend most of my with friends and family, or traveling the world.
