@Gena Morris , Your contractor is moving to do work in Detroit is a blessing lol. One of many problems out of state investors has invested here in Detroit is the trust of contractors. Since your relationship with a contractor, you already in a good spot!

@Cassandra Sifford , Yes buy and hold, the cash flow here is worth putting your money into!

Come visit here if possible, but yea investing somewhere where its a lower price would is a good idea. I invest in Detroit and say give us a shot lol

I invest in Detroit but single-family homes here not Multifamily. With your strategy of buying Multifamily in neighborhoods with high potential, I do not think Detroit is the best spot (unless you are buying pretty much downtown). If you are looking to buy single family homes in Detroit neighborhoods, I am saying do it!

Dearborn is all in the forums here! I bought my duplex to house hack and now living in Dearborn but I am from Inkster. You probably know Dearborn very well to flip or buy and hold either you will do good.

Hey, I can recommend a contractor, one of my buddies used him for a flip in Detroit. When I helped my buddy with a flip the contractor was not bad just we found that breaking it up without a contractor is a little better. So we get a plumbing guy, an electrical guy, handymen, HVAC, flooring guy, and just one by one had different people than just using one contractor.

I wrote a little about my experience house hacking in Dearborn, 15 minutes from downtown Detroit.

Credit score - You only need a 620, your good to go!

Down payment- I think I had to bring $4000 to the closing table bought for 123k. I had a realtor (who I can recommend) who was able to negotiate and get me seller concessions and the lender (who I can recommend) gave me some lender credits. Your good to go!

You are making this easy process a lot harder, I had less money so no need to get a personal loan or hard money you already are overqualified!!!!

Wooooo!!!! How does it feel to know you are literally qualified to house hack and begin this journey??!!!

But it is more area based that's hot then the whole city, so certain places within the city are.
