You know me in Detroit lol!!! okay maybe you dont, but you will because here we take care of other real estate investors. I have full support in anything (I house hack so I can refer you to some people). This makes me really excited becasue I know you will do wonders when you get here. I said "when you" because I know you coming. I know many people here that be willing to help out. Just be ready for a lot of snow! The rest is easy lol

@Brian Garlington if you have a lender that can lend under $50k then yes, I would look into it. It will take some searching and learning the market but you are investing in Cleveland and having experience will help you out a lot.

@Pedro D. I would take @Travis Biziorek straight real advice lol
Don't rely on Google streets, Travis brings up a point I did not think about which is the vibe he mentions. Some places when you drive around the area gives you this eerie feeling like its not safe or lifeless. You cannot pick up those intagibale gut feeling type things if your not out here or do not have someone very very trusted to do this for you.

I worked with an investor that bought a home using street view and one got in a bad situation where its much worse in person and then I seen a guy use it and went perfect. So its really a toss up, its safer and better to build relationships here in Detroit that can be eyes and ears for you then risk it on Google. But I seen it go good and bad for investors.

This question I can talk about for hours but I will make it easy lol. You really have to find someone trusted to give you appropriate feedback on the area preferably someone from here. I say this because even nice areas can have a bad street. It is a street by street anaylsis versus trying to pick a neighborhood. For example, Bagley is a nice area in Detroit but even in this nice area its streets within Bagley that can be a little shaky.

I own my own properties in Detroit and Wholesale here. So first want to say Hey!!! lol, it's always nice to see new investors from Detroit.
To buy homes for that $30k-$50k range have to market really hard and spend the time and money to find those deals, to find those homes your not getting from a realtor I promise you that. Yes, I seen deals where they only put $10,000 in it (Wholetale what we like to say) but I think one was Redford and one was in Detroit. Anyways, you can do it!
I just want to say I like flippers in Detroit but as you know Detroit have older homes so putting $10,000 into a house is not usual on flips. I tend to see bigger renovation budgets when working with flippers in Detroit because homes are older, the finishes are old school looking not modern, and nothing ever goes according to plan with contractors (Yes I have a little built up hatred towards contractors in Detroit lol) . You can do both just have to market and find those deals from your own marketing not waiting or relying on a realtor who will just send to their favorite buyer.
