It does make sense, as long as the next imvestment you make cash flows and is in a good location. I recommend doing it, if you need help I can help you. But in the meantime save up and come to REI meetups to meet people so you know how to find deals.

You ever see the signs on the road that say " We buy houses" those are bandit signs. As a first investment I really recommend house hacking, its a lot talked about in the forums.

Getting leads is where it starts! Door knocking, bandit signs, mail, cold call etc.

Craigslist, texting landlords on zillow for rent, facebook, and here on BP. Just know the buyers that move fastest are the ones you build relationships with. So have to really work on building it up.

Some other markets to check out would be "Downriver" ( Taylor, Lincoln Park, Allen Park, Trenton) its investors that really like there. When your here lets connect, I am more concentrated in Detroit but if you looking for Detroit based investing we should meet up!

These four free ways to find motivated sellers that are NOT your average way to find leads that I will go over. You do not have to go to Craigslist and cold call for sale by owner (FSBO). Everything works, but these strategies are old and overused. Try something new, why not learn some actionable ways to get more leads without paying a dime? All you need is a working cell phone to make calls.

The most pivotal part of any deal starts at getting the property under market value. Buying right is the first and most important part of real estate investing. Imagine buying 10 properties at market value vs a savvy investor that is buying 10 properties at 70 cents on the dollar. Who do you think will cultivate better returns? Every investment starts with a good deal and please do not think your agent will send you every good deal that comes. It is better to be proactive and go find them yourself.

I use free marketing strategies and paid marketing in order to find deals. If you are starting out wholesaling or looking for creative ways to source deals to find good flip projects, this video may be helpful to you. Start with using as little money as possible before you just throw money away. This will help you to develop the skills to track, manage, and develop what to do with leads when they come in. Therefore, when you start paying for marketing you can manage them better and have the confidence to convert at a high rate.

I dont have specific numbers or data but using the eye test you see a lot of younger people of all backrounds moving back to the city. Quicken Loans is really fueling the city and everyone is buying houses from the average person looking to move back to Detroit or flippers trying to get it while its still hot.
