@Adam S. update...I used the letter you sent me. i sent it to both property owners i paid the property tax for! The first was a smaller amount of about $450 and i still have had no response to my certified letters. The other property, on which i paid the initial tax and then a second year tax (about $5500) , responded to the City and paid pretty quick!  I sent the letters this past october and by the end of Novemeber i had a check in hand and netted about $500+ in profit on the whole deal. These are both vacant pieces of land. 

I really appreciate the letter and advice!

i agree with @William Allen , if you can find it within your circle, do that. I am from Louisiana and have always purchased my flips with conventional financing with smaller local banks. They usually do an in house in about 30 days, i didn't mind using conventional  because starting off in flips it slowed me down and made me really think things through. after you have done a few, people around you will take notice and want to be a part of what you are doing and the money will be there... :)

Great question

i recently bought some tax liens in New orleans at the big tax sale through civicsource.com , but i purchased them on vacant lots because it was my first time and i wanted to see how it all worked out first. I paid the back taxes on the two properties which was about 3k altogether an I'm just sitting around waiting. Curious to see how it all turns out.

Hi 

I am looking to connect with other investors who are interested in Mobile home Parks. I have invested in Mobile homes for over 12 years, from Lonnie Deals to Rent to Owns, BUT i have always been just a boy with a dream to own a Park, either to develop one or buy an existing one. I am looking into MHU and am also wondering if it was a good experience for anyone who went. Thanks for any feed back or connections.
