It'll depend on your Department of Commerce (Texas-specific) laws about those, but a lot of states allow double closings and/or assignable contracts.

Also go to Craigslist and look at rentals in your property area, just make sure you're comparing Like buildings (condo vs townhome vs duplex vs SFR)

Hey @Justin Hertzog ,

I aim to keep 3% of Property Value as my constant rental reserves. Some investors earmark 5-10% of rents for Capex/improvements, I prefer a stagnant account.
