Looks like a great project. ....congrats on the deal and do keep saying updated.. $35.k in rehab cost brings the total to $45.k without the taxes...looks like a good deal if ARV- is $85 grand. ..

@Brian Hart 

I am not sure of any aspect of REI that you will be successful at 100% without leaving the comfort of your house. Even tax deed and liens that many people hype about, you need to have a team on ground to do the leg work.

Am afraid, I have to agree with @J Scott : if you don't want to leave your house to do the business of REI, you will need to look elsewhere. I believe that REI is a people business.

Dear BP members,

Let me seize this opportunity to wish you all a Merry Christmas and a prosperous investing for the year 2015. I joined this blog about two months ago and within this period have gained tremendous knowledge from contributions of BP members. I am very sure that no formal education could afford me this wealth of knowledge of hundreds of experienced real estate investors, with specialties in different segments of real estate profession, within this short period. The sincerity and openness with which each member is willing to divulge information and help others is unprecedented. Once again, I say thank you all for the posts and contributions which have contributed in no small measure in teaching me all that I have come to know in the real estate investing domain at the moment. I am still very hungry for knowledge and I learn from every post on this site.

Now to the title captured above, I read this article by Adam Doran where he emphasizes the need for empathy and putting yourself in the shoes of the person you are dealing with, all with a view to solving his problems, rather than just making a sale. He opines that in so doing, you create a win-win situation which has a multiplier effect on your real estate. i believe that this is a universal principle that will work anywhere irrespective of the type of business involved.

Thanks for the detailed account of your relationship with Mike. I personally find him very amiable and like the passion with which he approached RE.

When you say "have started assembling some other individuals onto my own power-team", what exactly does that mean? My understanding is that you would use his structure for all your transactions. Again, I am not resident in the US ( am a Canadian) and the initial attraction was the convenience of investing from out of town and using a proxy for all my transactions.

Dear BP members,

I read above article this evening posted by Tom O'Grady , a member under a group that I subscribe to and I believe that this is very intuitive and a must-read by all investors.

One of the highlights is the recovery of the housing market  in the US and that in 2014, "San Francisco and San Rafael, CA as well as Seattle, WA were each featured in the top ten for six months of the year. Houston, San Antonio and Lubbock, TX also had strong indicators and were featured in the top ten five times throughout the year"
