Post: 37-Unit in Kalamazoo

The basics:

I'm a local investor with 11 units of my own in Kalamazoo, a great cashflow market in the Midwest (I achieved the 2% rule in case that helps demonstrate). SW Michigan continues to grow despite the east side of the state experiencing the opposite. I'm also employed full time as a marketing executive in the medical device industry; real estate is a passion and pursuit but isn't my j-o-b.

Near my investment properties is a 37-unit  with paved off-street parking lot, combined with a few rental houses that are adjacent to it. It just went on the market, listed a bit high but very worthy of a hard look and the right offer based on a detailed analysis. 

I'm interested in partnering with an experienced commercial investor or two to analyze this further based on their larger-unit dealsl experience, and potentially put something together in partnership. I'm a licensed REALTOR in Michigan (solely for my own investing), which makes access to the property and to information as efficient as possible. 

Anyone interested in lending their expertise and potentially more from there?

My experience here in SW Michigan is this:

- there are no true wholesalers in this area that produce enough volume that they can be considered a real source

- if you want deals you'll need to market for them yourself; the others are keeping their leads to maintain their own business

- I've heard from a few pretenders claiming they're wholesaling- make sure you check up on their claims, see if the properties are already listed, etc.

@Matt Sieber There are a few of us around! I think we had 5 or 6 show to the one MeetUp that I was able to attend. 

I'm in the Kalamazoo and surrounding markets personally. @brandon 

@Brandon Krieg is to the north of us a bit and is pretty active. @Josiah Swartz is also around in Kalamazoo.

Unfortunately I won't be able to make it (again). That said, a few updates for the Kzoo Meetup crew:

- Finished the Parchment rehab (full renovation- added third bedroom upstairs, complete kitchen and baths, new drywall, new flooring, carpet, paint, minor landscaping, etc). Based on how well it turned out I'm holding and will be listing for rent next week. 

- Closing on ten units (two 4-plex, one duplex) in the next 2 weeks. Inspections, appraisals, etc all complete. Currently 8 of 10 rented. Will list other two immediately upon possession. 

- On the hunt for flips in Portage, Mattawan, Schoolcraft, Vicksburg, Kalamazoo areas. If you put one under contract give me a ring. Cash on hand and ready to go for the right one(s). No ghetto projects. 

- I'm a licensed agent in Michigan for my own investing purposes (I work full time outside of real estate). That said, if I can help anyone in the Kzoo Meetup crew with their efforts just give me a shout.

That's why I said "with you two" - based on what I know so far I can count on at LEAST 15 minutes of BS and sarcastic banter between the two of you...mostly inside jokes that leave the rest of us scratching our heads. 

And thinking we should grow dead animal beards.
