I charge an additional $10 per day after the 5th (including the $50 late fee) this could be something you try at renewal if you want to keep them in the unit.

I’m going to look at a duplex shortly in West Palm that’s priced below $350k. Margins will still probably be fairly slim but it’s one of the best I think I’ve seen in a while down here from a pricing standpoint. If I don’t pick it up I’ll be more than happy to share the address/details with you.
