@Lesley Resnick Thanks! We put in an offer but apparently so did about 10 other people on the first day. I believe one was accepted so we are in backup position as of right now. Will PM you the address. Thanks

@Lesley Resnick I am enjoying following your thread as well. Am in the middle of a flip myself and we appeared to be doing the same things and almost the same time. lol..We are on hold now though looking for another plumber and electrician.
Since you are from Jax and I do not know much about the areas but had an opportunity presented to me by someone that does..wanted to ask your thoughts on flipping or buy/hold in the North Beach area. Im in the beginning stages of my due diligence

@Mark Gliebe I don't live in Nashville but have a property I purchased in East Nashville about 2 years ago. Ive seen a ton of those what I like to call "tall and skinny" houses popping up all over the place. Was wondering if you knew anything about the requirements for those? I have a detached garage where I was possibly considering building a small 2 story or a one bedroom plus loft for another rental.

@Mitch Messer Do you mind sending me some of the "Georgia-tuned" paperwork as well? I live in South Florida but have one rental there currently and am in the process of wrapping up a flip which should be done in the next few months. Looking forward to purchasing many more

@Bradley Kesselman
Haven’t heard of anyone locally doing that around here. They usually achieve that by charging a higher interest rate or building the fees back into the principal balance.
