@Harold Robinson I am unable to click the links above for some reason but googled the address and the house looks great! Pics I came across were on realtor.com . I just picked up one in Grove Park back in November and have been sitting on it watching the market go up. Im ready to get started on the rehab. Do you mind sharing your contractors info? What kind of shape was the house in before you bought it? Have any before pics? Also appears you had it staged. Do you mind sharing what company you used?

@Carrie A. yep that's how it works! Most likely if you had the property in the name of an LLC (commercial ) it might have been written on a commercial policy and if vacant for 60 days or more certain exclusions will apply that would have not if it was occupied.

@Jason D. Oh yeah a builders risk policy is needed only when extensive renovations are going on and yes it can be much more expensive depending on what she is doing.
