You may be able to sue under specific performance. I had the same thing happen recently. Once the seller received the papers from my attorney they decided to proceed with the sale about a month later. The fees for my attorney were also deducted from the seller’s payout at closing.

I agree with what @BrianGarrett mentioned about deals in the West Palm area. Very very few far and in between.

I am an insurance broker and conduct business in all states. Yes it's typical in TX (and any other state where you can charge a fee). Some states require you to charge a fee OR collect commission.
