@Jim K. in Minneapolis most duplexes were build around 1920's, so I know what you're talking about. I generally replace basement windows with glass block. It costs me $240 per window total. The going rate around here to replace an old window with a new vinyl window is $500-600 each, done professionally by a window company. So far I've had to replace all windows and a patio door in just 1 building. Sometimes I try to "recondition" old windows - we have a company that, for $300 will remove weights/pulleys, insulate that cavity, install new track, and make them operate like a "modern" window. For some I had to get new storm windows - $150 or so each. I have this love/hate relationship with old windows - on one hand they suck (old, don't operate very well, misaligned, etc), one the other hand they're made out of old growth wood, lasted a century and will last another half a century.

The snow removal company I use plows everything (parking, sidewalks, stairs etc) and sends an email to my tenants beforehand asking to move cars. If cars are not moved, parking won't be plowed.

I used to live down that area (South of the River) and started my real estate investing "career" in 2010 by buying single family houses in Prior Lake, Burnsville, Apple Valley, Rosemount lol. Now I'm 98% in Minneapolis.

I can't stand when sellers pull this crap. I've seen it waaay too many times:

- I'll print the offer and bring it to the sellers tomorrow evening (what? is it 1997?)
- The sellers are on a cruise with no phone service, I'll keep trying to get ahold of them (of course...)
- It's a holiday, so we'll review the offer the day after

If I were you, I would call the agent and tell them your offer expires in 5 hours. Be ready to walk away though. I've done it before & walked away.

Can't blame them though lol, if I was selling I would also try to get multiple offers and start a bidding war.

Minneapolis is pushing for the same ordinance. In addition to limiting pet deposit, and forcing landlords to accept credit scores as low as 500.
