@Felix Torres You can run a set of facebook ads that target the areas you are wanting to find properties. If set up correctly the cost per lead is around $15 to $25 depending on location.

From my experience over 95% of the leads are off market

In regards to creating a FB and insta page it depends on how you wish to conduct business, sometimes the personal approach is warmer and more appealing as people like to deal with other people, I believe you can build trust easier this way. 

If you have aspirations to build a company/brand then try to use friendly faces in all your marketing.

Once you make a decision, stick to it you want everything to match so if your Facebook page says Meszaros properties make sure your Instagram, email and website do as well.

Hey @Larry Fullard You can find off market deals including multi-family with ads on social media.
Facebook is the most effective for doing this as you are able to target investors directly in the exact area you are wanting to buy.

You need to create a photo/or video ad that grabs the attention of the property owner with a call to action so they either call you or give you their contact info.   

The ad copy is also important you need to give them a reason to sell or a reason to deal with you directly, an example would be "Tired of being a landlord? or cash offer for multi-family portfolios.

As with anything there is a learning curve message me if you have any questions.

Hey @Jerryll Noorden I didn't notice your reply until now - no problem at all give it a go and if you get stuck just send me a message, running social media ads can be frustrating at times but when you get it right the results can be amazing.

@Spencer Faulkner There are a number of ways to market your business on and offline, if you are low on budget it will be better to network in person or give up some of your time to blog, but these really are time consuming options.

If you have a marketing budget (doesn't have to be massive) you can make more progress quicker but still have your time to manage the business.

Look into ad platforms like, facebook/instagram, reddit and you tube for best value/effectiveness.
Facebook - you can create a range of different creatives that appeal to your demographic - FB has very targeted placement options eliminating wasted ad budgets.
Instagram - same targeting as FB but you also have the option to buy influences in your niche.
Reddit - needs a lot of testing to get established but easy to find groups of people that match your target audience   
You tube - create a short video and put it in front of the YT videos that your audience is watching

Hey @Edwin De leon building a fan base is pretty easy, simply create a page and then create a piece of content that gives your audience value, promote the content using FB ads with the objective "PPE - post page engagement" it's very cheap form of FB advertising, this will start to get page likes but what you really want to do is at the end of every day invite everyone who interacted with the ad to like your page. This is the fastest way to build a FB page fan base.

Trying to build a fan page organically is slow and ineffective also even if you have a large fan page there is no organic reach anymore the only benefit of having a page is you can send ads to them.

To understand what to share you need to search FB posts and videos with keywords that are relevant to your audience, see what similar pages to yours are posting that are getting lots of interaction = likes, comments and shares.
Then create similar content yourself and run PPE ads to that content.

FB knows a lot of information about millions of people, this makes it easy to target groups of people with similar interests e.g. hobbies, sports teams or their love of cats for example - you can also target people by age, gender or location - there are also interesting targeting options like, spending habits, do they own a car or how much money they make. 

However some things FB doesn't know like have you been bankrupt, is your house going into foreclosure etc (well they might know but it's not an option to market to them) anyway you just need to get creative when using ads and targeting so your area + people who own houses would be a good place to start or zip code + people who like zillow.com 

The end goal is to build look a like audiences as this is how FB works the best - collective data 

Another targeting option is uploading emails or phone numbers and letting FB create an audience but this is next level stuff. hope that helps

Hey @Mark Ronea I've been generating seller leads using FB - I've been creating my own videos and ad copy, per lead depends on a number of factors but my last set of ads were just under $20 a lead - there are a lot of different ways to target on FB I'm always experimenting however in the long term it's more effective if you can build a look a like audience from leads as facebook works more effectively with collected data.

You can use images but I've found videos to work better - if this is still something you are interested in send me a message when you get time.

Hey @Michael Morrongiello - Chris offers two courses - Flipanywhere academy and find motivated sellers online 
I have access to both and they do have a lot of good information.

If you already know how to close on the phone then all you would need is the find motivated sellers online as this will teach you a lot of good info on finding people who are interested in selling but not necessarily "motivated" sellers.

In my option the facebook course is rather basic but a good place to get started.
