I started at 20. The fact that I can grow a beard probably helps.
Just act professional, be punctual, and build rapport. Most people don't care.
This is a limiting belief you have about yourself that you need to get over.

I think that it's possible to show compassion but also not get walked all over.
We will offer an otherwise problem-free resident help once a year. This could be waiving a late fee or taking a payment plan for a portion of rent.
Most Americans operate check to check on the brink of disaster. It's natural that you're going to have to people need help.
However, this is why you have written policies/procedures. There isn't any emotion, feelings, or lost sleep involved in it. It's simply business.
^ This coming from someone who evicted a resident and had them cause $50,000 + in damage.
I find there is much less drama when you set proper expectations upfront.
If you don't pay by X we do Y. If we haven't heard from you by Z it's handed to our attorney for eviction.

This looks like you're trying to turn a non deal into a deal. No investor should be paying retail for properties. It all starts with getting a good deal. Banking on appreciation at this cycle in the market is madness.
I agree with @Joe Villeneuve that your neighbor would have no reason to sell to you over cashing out with a retail buyer. The argument of he could "get the house back" isn't what anyone wants to hear.
It also sounds like you don't have the 50k needed to "close".
The problem with most "nothing down" deals is that the buyer really shouldn't be closing on real estate. What happens if you have a major repair right after close?
Just my $0.02.
I do a ton of "nothing down" deals but I'm paying $0.50 on the dollar and ending up all in for under 75% of appraised using private money. We also have reserves for repairs.
We've done some seller finance but these have been 10% down on MF owned by mom and pop types.

@Charles A. Turn him over to your legal counsel and let them deal with it. Chances are he will go away.

As Pat mentioned some states don't have this data. I would reach out to the folks at Prospect Now and see if they have data. They get me data in Kansas.
