 Hi Gabriel, our team is always looking for great property managers. At some point we want to move this in house as a service we offer to our clients but I know that there is such demand for great property managers. Do you guys have a specialty or price point you won't particularly go below in the columbus area? We have people looking all over and there is a lot of demand for the C range area right now that we are seeing for management. Just wondering.  There are a lot of great people here on the forums as well as at local meetups. Grab coffee, send a deal, be helpful and I'm sure they will reach out. When I started 2.5 years ago I didn't know one and now we have over 20 local flippers that we work with. If I can recommend a few please let me know, I just posted it in another forum earlier today about Fortunebuilders but check out a few of these local flips by guys that can be found right here on the forum that are local to Columbus.

Attendance is usually around 40 - 55. This group has been meeting for years and attracts attendees from all over Columbus Metro. 

 Not only does it attract all over town but all ages and experiences too. I'm 24 and there were many people at this Columbus / Dublin meetup very similar in age. This will be my 3rd time. Ed is very knowledgable. I hope we talk about owner financing (real deals from people's experience) Ed!

Welcome to the site Alex! Local Columbus resident here, I've lived in the community for over 5 years. Great to see you on here. FHA is a great option locally, it's actually how I personally purchased my own first 2 properties. Speak with more than one lender always to make sure you've done your research! Hope to see you at some local meetups! If you ever want to grab coffee let me know

 Quite a few in Columbus actually. Check out the featured stories of many of them. Shane, Austin, Lonnie, Esteban, and many others. The quality of the flippers coming out of the program is amazing and I can tell you they are very knowledgeable in our market. Great program. I know Shane, the guy that teaches it here in town and around the country. I'm pretty sure he is on BP and he may even chime in here.  Hi Jill, i've sold plenty of units in the university area. We have an investment team that can help you get familiar with the area. We've sold everything from single families, entire portfolios, 18 unit apartment complexes, etc all over the university district. There are small pockets like South Campus, Central campus, Old North, north campus, etc that all service the university area. Don't be afraid of what you hear with the sophomore live in requirement. Occupancy around the university district is still 97%+ and properties are still selling every month. Investors haven't slowed down in this area of Columbus at all. Please let me know if there is anything I can do to assist you. We work with plenty of out of state investors. Some I've never even met and we've closed 10+ deals with.

 Welcome Evan! As funny as it sounds even the areas you mentioned can be segmented. West Franklinton has plenty of inventory for multifamily, but in my personal opinion won't see a lot of revitalization for quite some time. All of the new developments near this downtown columbus area are in East Franklinton. OTE is an amazing area right now and I think there are even great areas for cash flow that extend North of Broad into King lincoln area. Merion Village in my personal opinion is going to be difficult to get a "great deal" but there are plenty of opportunities still. Most of the multifamily in this area is trading at a premium that doesn't have much upside in my opinion. But in all of these areas, I think you can attract the same stable tenants as other areas of town. 

I also did an FHA my first property. Even though it's less down, make sure you are buying right! When I started I almost bought an overpriced double in Victorian Village that really would have set me back. Get a great inspector (let me know if you need one) who is experienced in multifamily properties. With all of those you will succeed. If you'd ever like to meetup and grab coffee let me know!

 Welcome to the forums and Biggerpockets! Starting with the smaller unit mix is great because of the ability to finance them as residential purchases. Near east area is going to probably be better cash flow than the University Area right now. Everyone by Ohio State University wants a premium right now it seems. Keep an eye out for "Old North" Columbus which is north of the university and south of clintonville. you get a mix of young professionals with graduate students and deals tend to be a bit better than very close to the university. What kind of commercial legal experience do you have?

 Lot's of great areas right around Riverside there. Dublin will be a bit more of a commute. Hilliard is another popular area. The ones near Riverside will be older builds compared to Hilliard or Dublin (most built in the last 30 years).
