Why not compromise with the seller and tell him to dispose of the machine and the films and you'll dispose of the other items? I wouldn't walk if anything couldn't you dispose of everything and then send the seller a bill for the removal of the machine and the films or better yet if possible deduct it from your original purchase price.

I'm not sure if this has been posted before but l see a lot of wholesalers going after homes priced at $100,000 and below. My question is why, what's the reasoning behind it? Isn't it possible to find wholesale deals above that price point and help the seller out using other methods like lease options etc. 

I basically want to go out and help sellers solve their problems using different contract types that basically are a win/win scenario for all parties involved. 

Having said that I should also mention that my current finances are quite limited to at this point free methods to start. I also have a limited amount of education as well with regard to the type of contract to use. 

So can I go about doing this for free basically? Are my expectations too high to start? What if any advice can you all give me?

I remember when we bought our house the only money we had was a $1,500 deposit and that was it. I don't even remember what type of loan it was at the time. I don't think it will be as easy to get another house. Especially due to our credit issues.

Hey BP community,

Okay here's my situation...My fiancée and I are underwater on our mortgage (I'm sure others are too). We refinanced back in 2007 right before the crash of 2008. As it stands right now we owe $54,000 and according to Zillow (haven't looked at other sites) our home is worth about $51,000. We have a 3 bedroom 1 and a half bathroom home. 

We are current on our mortgage the thing is we were planning on trying to move out of our current area. (We also wanted our next house to have 4 to 5 bedrooms). We don't currently have the capital needed to put a down payment on a new house. We were considering possibly renting out the house but it needs some cosmetic work (again we don't have the capital).

Currently my fiancée works 40+ hours per week and I collect disability (Due to a birth defect). Also I should add that his credit isn't that great and my credit is a little bit better than his. So what if anything can we do in this type of situation? I appreciate any advice that can be given. Thanks in advance.

Good article the main reason I was going to write a business plan was to basically outline what I wanted to eventually accomplish. Perhaps instead of using a business plan I will focus on creating an action plan instead. I already an idea of where I want to be in 5 years so I think if I just break down my larger goals into smaller ones I will be on my way to making them happen.

You might be able to find the owner by searching the county assessment website and find out the owners name and do a Google search for a current address if there's one listed.

You could try looking in the Marketplace to see if you can find either a Hard Money Lender or Private Money Lender to help fund the deal. You could also look in the Marketplace for a JV Partner that's willing to help you out with funding.
