Hey BP community!
I have a suggestion for the site...not sure where it will end up being on the site or if its been mentioned before but we should have a business plan creator. Only if its feasible that way people can type up their business plan and have it on the site for reference. I hope this could be helpful to others.

Tara,
If you use the search function and search for the name of the person/course your looking for you'll find a bunch of information about whatever you are looking for. In my opinion any guru out there is out to line their pockets not yours. Now with that being said there is still a bunch of information out there on Real Estate Investing without any hype and this is the place to be. I just joined BP literally 10 days ago or so and I've learned WAY more in these past 10 days than any "guru" could teach. If you need any help just PM me I'd be happy to help you out any way I can.

Welcome William! I'm also here in SW Pennsylvania myself just outside Pittsburgh. I'm currently still learning more about what type of real estate investing would best fit our situation. The only real estate investing experience we have is with purchasing our SFH. Maybe we could network and talk REI some time.

Hey Erik,
I just looked this up via Pa Codes here is PA's definition of a broker...
Broker—An individual or entity holding either a standard or reciprocal license, that, for another and for a fee, commission or other valuable consideration, does one or more of the following:
(i) Negotiates with or aids a person in locating or obtaining for purchase, lease or acquisition of interest in real estate.
(ii) Negotiates the listing, sale, purchase, exchange, lease, time share and similarly designated interests, financing or option for real estate.
(iii) Manages real estate.
(iv) Represents himself or itself as a real estate consultant, counsellor or house finder.
(v) Undertakes to promote the sale, exchange, purchase or rental of real estate. This subparagraph does not apply to an individual or entity whose main business is that of advertising, promotion or public relations.
(vi) Undertakes to perform a comparative market analysis.
(vii) Attempts to perform one of the actions listed in subparagraphs (i)—(vi).
So yes here in the state of PA it is considered illegal to wholesale property without a RE license. Hope that helps.
Is that 1500 - 2k total or will there be monthly fees?

I'm of the opinion that in order to become a honest wholesaler you should have your real estate license that way you aren't working outside of the law. I'm actually in the process of getting my RE license myself that way I can do this business the right way. But keep in mind that this is just my opinion and others may disagree with me. Hope this helps.
Quick question the cost of getting my license should be about $300 to $400 in my area is that figure right?
I think that getting my RE license will come in handy and that will be my first move. Then work up from there thanks for the advice. Time to look up RE license schools either online or in my area.
The main reason I want to get into wholesaling is because of the no cash no credit problem. However, I have NO illusions about running this like a business. I understand that once I start making money I will need to reinvest it into the business and plan to get my RE license. The problem I have is that because I am still new and inexperienced no one is willing to work with me. I'm even willing to work with others on getting their numbers right when it comes to the ARV but even then finding people to work with can be difficult. I guess being persistent will pay off in the end.
