If you have a chance I recommend @J Scott's book on flipping houses and also his book on Estimating Rehab Costs. I have both of them and they are an invaluable resource for getting started with flipping houses.

You could also look for JV Partners to help with the funding as well as Hard Money Lenders and Private Money Lenders too.

You could try places like Upwork (Formerly ODesk) and Freelancer you can also check out BP's Real Estate Marketplace too. Hope that helps.

Check out the investors marketplace as well you might be able to find private lenders there in addition to hard money lenders. Hope that helps.

Why not try to find an equity partner? Someone to bring the money while you bring the deal. Another idea could be to move ever so slightly out of the area but not too far in order to find better deals. For example I currently reside in Allegheny County but I look for deals in Westmoreland County as well as other surrounding counties. I know I may have to drive a bit further to find a deal but I enjoy taking long rides with my kids. Hope that helps you out.

I have to agree with J. There are many resources available on this site...I'm new to REI as well and I've literally spent the last 10 days to 2 weeks simply reading and absorbing all the information this site has to offer.

I've been basically eating, sleeping and breathing REI learning and connecting with others before even considering taking on my first deal, the reason isn't out of fear well okay maybe it is a little bit but mistakes in this business can cost you big. I want to try to avoid costly mistakes while I know that may not be entirely possible I can get a good grasp on a RE concept before diving in blind.

From one newbie to another my advice is to read, learn and ask questions while learning before taking that leap. Pick up a few books on REI and read and take notes if you have to, I have literally 20 plus pages of notes on everything from ARV to ROI and everything in between.

This post wasn't meant to bash you this post was meant to help you avoid costly mistakes in the REI game. I'd hate to see you lose money on a deal that really wasn't a deal due to lack of RE education.

Looking for JV Partners to help me get off the ground running. I'm looking to JV with partners for either wholesaling or fix and flips. I can provide sweat equity to this partnership and my knowledge on REI thus far as well as a 50/50 of profits. I may also be able to qualify for financing on certain deals. I haven't thought about doing business this way...makes me think though maybe it might be an idea to consider

I just figured it might help newer members of BP out with getting started in real estate investing as a business not a hobby.
