@Jay Hinrichs I'm looking to do wholesaling both legally and ethically. Seeing as I haven't even closed on my first deal what advice could you give me to get started the right way without breaking any laws and/or violating other investors' trust?
Sorry to hear that you're not having much success. I myself am new to wholesaling (haven't even done my 1st deal yet, still learning). I want to make sure I know exactly what I'm doing before I close my first deal to avoid getting a bad wrap. Hope things get better for you.

@Ronald Sims I think that the fee should be revelant to the size of the deal.
@David Bokman @Julie Hicks I have a plan in mind I just have to mind map it out and set up a daily action plan. I also want to possibly put out a Craigslist ad asking for wholesalers and investors help. Is Craigslist still a viable option or do you guys think it is saturated? Looking forward to any other advice that could help me out.
I recommend the book The Book on Investing in Real Estate with No (and Low) Money Down by Brandon Turner in it there is an entire section on wholesaling and I also recommend J Scott's book on flipping houses. These have both been invaluable resources for me on my real estate investing journey.
I hope these recommendations help you. I also recommend reading the BP blog posts on wholesaling as they also contain a wealth of information.

@Carrie Giordano I'm NOT a contractor but they appear to possibly be support beams of some type...Instead of removing them have you considered painting them to match the color of the house? Just throwing my opinion out there. Hope it helps!
There's all the hope in the world. Don't think of yourself as being just a construction worker that wants to get into REI think of your construction working experience as a tool you can use to begin your journey to flipping houses for a profit.

Have you read The Book on Flipping Houses by J Scott or The Book on Investing in Real Estate with No (and Low) Money Down by Brandon Turner both of these are fantastic resources to get you started. I'm currently reading both of them simultaneously and they are providing me with a wealth of information. Check them out if you've got the time.
