@Kolton Lynch hey brother, I’m going through a buyout at work, I won’t have quite as much cash as you, but I am going to try and fire up marketing in my town and just make it rain deals. I will flip some, hold some, and assign some. I will also lay brick with my dad to make sure some cash is rolling in. Life is short, so I say give it a go. You will have some time to see if things are working or not. Good luck and get after it.

@Justin Gottuso I would buy 1 or 2, or however many it takes to use that 300 up as a dp of 5+ unit multi family. Find some that are mismanaged and force appreciation. You still build wealth through debt pay down, but you can increase equity on a much quicker scale.
