I have used Zillow and Trulia in the past. Prior to them changing their advertising model, I was getting some fairly decent leads that closed in 3-6 months. Their model has changed now to a new bidding system which has brought my impression count down significantly. Honestly, the quality of the traffic was becoming questionable after some time. So I took on a different lead gen strategy. 

I think it is best to build your own platform. I'm learning that attracting people to a blog or establishing yourself on social media will provide long term lead gen that you can control. You can't depend or rely on platforms like Zillow, Truilia, Realtor.com because they can change their business models at anytime.

Build your own platform via a blog or social media. Create lead pages like @Robert Musallam mentioned. Then learn how to use paid traffic like Facebook or Google Ads. It is better to be in control then have no control over your lead gen flow.

Hello @Farhad Shir,

If you live in the Fort Lauderdale area I would really consider the #4 advice by @Thomas Franklin. Online networking is great but offline is better. There are many meetup groups and REIA's in Broward, Dade and Palm Beach that you can attend to network with Investor friendly agents. I think this way you will find someone you have a connection with that meets your work and communication preferences.

Welcome to BP! I live in the Pompano area also. There are some really good Real Estate Meetups and other events happening locally. I like to go to the Townhall, Civic, and HOA meetings to know what's going on in certain neighborhoods.

If you plan on doing flips build a brain trust of reliable and resourceful people you can reach out to that will get your questions answered.

@Crystal Smith Are you doing any link building? If you are was it outsourced? Also are you using Wordpress as your content management platform? Depending on the platform that your site was built on and how it was promoted sometimes can give you an idea of the quality of the traffic you will get.

Welcome to BP. The best way to learn is by doing. There is definitely a lot of information you can learn from the community here. However I will cosign @Account Closed's  advice and come to the local Meetup. There you will meet people who are already in the trenches and pick up a few things to help you get started with your deals.

Some days I was called a Physical Terrorist or Physical Torturer depending on the day. I worked in Acute Care hospitals as a Physical Therapist. 

My patient population were people who had knee/hip replacements, cardiac bypass, general surgery, spine surgery, neuro-surgery, etc. 

It was a very rewarding profession but I started to burn out and wanted a fresh start at something different.

Welcome to Bigger Pockets! I occasionally work leases in Dade and Broward and I come across these renters all the time. A LOT of landlords especially in South Florida will not touch renters with compromised backgrounds and poor credit histories. Seems like you got yourself a nice niche! Great to have you in here.
