Hi @Ethan Cooke If you already have reviews for your other airbnb you may not need to discount 15% necessarily because of that but just because it is slow season. I think it is good to be conservative but I'm finding I'm at more like 10% vacancy however that is in the heart of SOMA which may be different. It sucks having to tell prospective booking you can't accept them at this time because a 1 week gap cuts into your revenue a lot but there usually will be someone that matched up better but you may need to lower your price as the vacancy approaches. I might put in your description :because of SF short term rental rules I only book 30 day minimums and I'm looking for someone to move in as close to January 1st as possible

Is this a SFR? Utilities seem a little high but if it includes garbage and water that makes sense.

You mention local employers maybe a gift basket followed by a phone call to those HR directors mentioning that you have a place available for new or existing employees. Or maybe furnish it and put it on Airbnb or chbo for 30day minimum leases and try and get traveling business people. You didn’t lower the rent much. I would lower it but make it a 4 to 6 month lease and renew or find a new person in better weather

I 2nd furnishing it and renting on air bnb or to traveling nurses, doctors, professors or professionals. You can spend $5000 or less on ikea furniture and set 2week minimums to reduce the amount of time you spend turning over units

Thanks Mark but just to give credit where due @Eduardo Zepeda was the co-organizer. I think with the holidays we may wait until January it's hard to find free space near BART in SF with all the office parties

Are there any active landlords in Vallejo? It seems like an area if you find a good deal it would hit the 1% rule. 

Do you see rents climbing with expanded ferry service?

I’m probably your target demographic (35yr old middle class guy who loves to travel and enjoy what Portland has to offer) but you should figure that out for yourself. I went to Portland in September and used Airbnb. Didn’t even bother looking at vrbo With that said in certain markets VRBOHA drives more traffic and bookings. You can always offer on both and sync your calendars to avoid double bookings

I would also ask if your tenants like the tree. They could have a case fore reduced rent if it is chopped down

There are some people doing very well at it with full disclosure to the landlords and sticking to 30 day plus guests. Traveling doctors, nurses, professors, business people Tagging J. Martin and Al Williamson Al helps people get started and J travels the world while his rentals pay him like little oil wells

Sam Josh what neighborhood and what bed bath count? I'm surprised you bought now with the intent to rent right away. Unless you paid cash I don't see anything cashflowing. You could consider furnishing it and offering it as a corporate rental although that market is also getting more saturated. Maybe market it as you be willing to let tenants rent extra room on Airbnb? Unless you do something creative like that you probably need to lower the price

Thanks Chris Mason it might be because I'm on my phone but there are 3 income limit tables and they don't say which is which. Is the highest for SF county? Is tomorrow the required home buyer education class? Will there be others? How soon do you need to close on the house? It seems to say you don't have to be a first time buyer but you can't currently own a house. If say a condo is in my name only can my wife buy the house but I co sign on the loan to help us qualify?
