Check out callrail you have to pay, but you can set up multiple numbers and have it say which mail campaign or number the incoming call is from prior to patching through the caller. I would save the google voice for calling people back on. Just be careful people on here have had their number frozen for sending too many texts in a short period of time

I've been doing direct mail marketing for 6 months (with no contracts yet) but it hasn't been to areas my wife and I would want to live. We are looking to move to San Mateo, San Carlos, Pacifica or smaller cities near there in the SF Bay Area. These are pretty high priced areas but I would be targeting properties below median price for the area

I have a few questions

1. Would you recommend a post card or letter with our picture and story that we grew up in the area and are frustrated by bidding wars and you can avoid real estate commissions, repairs and sell to us quickly?

2. Should I split test my normal mailers with the above? (Not just what you would like me to try as a guinea pig but based on your past results)

3. Any wholesalers out there with properties in these areas sub $750,000 let me know.

4. Any other thoughts or recommendations?

@Roshan K. I applaud you thinking outside the box as far as not being able to find what you want so you build it. 

Some thoughts I have. Look up and learn your city zoning and what is allowed to be built where. It may be that duplexes are allowed a lot more places than quads.

Learn what in your city or state requires an architect. A lot of times quads require and architect where single families or even duplexes do not. 

You seem to have exacting standards about what your home should be. Does that also include privacy and anonymity? Unless you set up a trust or LLC and hire a property manager your tenants will know you are the landlord or at least the "property manager" and live next door.

There are a lot of unforseen costs in ground up construction. Does your jurisdiction require backflow preventors on sprinklers and irrigation lines? Do you need to dig up an old oil tank or remediate toxic soil that wasn't discovered prior to purchase?

I would also check on your city's parking requirements. Can you still park 2 cars in the driveway? If you put in a kitchen this could be considered an Accessory Dwelling Unit. A lot of cities with housing shortages are promoting these in California and the state government recently passed a law making it easier to do these. It not all cities are on board. They could disallow an oven or stove but let you put a "bar sink" in. They could if it is an ADU require an additional in site spot. I think if you have plenty of free time draw it up yourself and run it by the city. If you get too much resistance talk to an architect or recent architecture graduate

Personally I think you should always be upfront about how much money you are making and you should justify it in your conversation with the seller. A lot of closing companies I've talked to want all parties to know how much you are making too.

Hi Sasan,

    I'm an architect working on an assisted living/ independent living and memory care development in the SF Bay Area. Here my understanding is that demand is so high they can be full quite quickly after certificate of occupancy is issued but other markets are different and your construction costs are much lower. 

For operators: Merrill Gardens appears to have a community in Woodstock, GA I haven't worked with them but you could reach out. They do affordable senior housing but I think they like to be involved early on in design decisions. 

Make sure you get an architect with experience in this. I'm not familiar with GA code but if you have non-ambulatory residents that limits you to a certain number of stories with wood construction.
