Hi All,

I think this is the 5th happy hour I'm organizing with @Eduardo Zepeda . It will be a very low key opportunity not network with different investors in San Francisco.  

It's a very open format so feel free to discuss what you want with the people you meet but some talking points we suggest are your goals for the new year and Househacking in the Bay Area

There will be no pitching or selling by the hosts but if your have a property you are selling you are welcome to discuss it.

On a $102,000 deal I'm working on the seller's typical costs I agreed to pay came out to

Mobile Notary fee $150 estimated

Transfer Tax 0.11% = $112

City Tax 0.33 = $336

Recording Fee = $26

there will be a lot of pro-rated things if you haven't yet paid your property taxes, HOA dues, Utilities that could be subtracted from your net walk away.

@Account Closed If you are just using it for inspiration pinterest actually has some. I would caution you not to order plans online to build from. Most states have specific requirements. Since you are in Florida there are hurricane straps etc. Depending on your jurisdiction and the size of the house they may require an architect or structural engineer licensed in your state to stamp and sign the drawings.

See if your local library has audiobooks for download/streaming on Overdrive or Hoopla a lot of Cardone books and the Rich Dad Series are on Hoopla for free up to 20 Per month. As for books I really enjoyed Never Split the Difference and 10x. I would listen to Ecker’s Secrets of the Millionaire Mind. It is hokey at times but good for mindset development. How to Win Friends and Influence People is a classic must read. I haven’t read Millionaire Real Estate Investor but it’s next on my list

If I buy a property in Vallejo that the landlord gave 60 days notice to the current tenant 4 months ago but let them continue to live there do I need to give a new 60 day notice? I don't want to kick them out right away but I would like to get in and rehab ASAP.

I think your original question was it it better to pay an extra $100 per month or say $1200 at random times but once a year? The sooner you make the payment the less principal you have so less overall interest. Chris Mason had a clever pay off schedule he shared with me but I’ve sort of forgot. Chris maybe you can share here and jog my memory

I think the decision to buy is different for a lot of buyers but this will definitely come in to play when they calculate how much house they can afford

@Chinmay J. I agree those property taxes are shocking but as you say if the numbers still work with that built in I wouldn't avoid a good market for that reason unless you are worried about the city's finances and that they might raise the rates in the future.
